Financing luxury real estate - Expert Views

When we say Luxury – or Prime – real estate, we mean operations pertaining to the sale or acquisition of apartments, houses, buildings, mansions, manors or châteaux generally exceeding 2 million euros. Our expert Anthony Buneta gives you insights on how to finance this kind of exceptional property.

Financing exceptional real estate - Expert Views

Financing exceptional real estate asset requires a detailed review of the proposed project and how the property will be used. How can it be financed? How can we support you in such a project? Expert Views by Anthony Buneta.

Full script:

How can real estate be financed?

Acquiring real estate, whether as a home or as an investment, represents a major step in our clients’ lives. Financing such as asset requires a detailed review of the proposed project and how the property will be used, so it is crucial to have the comprehensive support of experts dedicated to real-estate financing. At Societe Generale Private Banking, our financing teams are able to advise our clients and point them towards the solutions that are the best suited to their needs.

There are various possibilities in terms of real-estate financing:

  • financing within the framework of the acquisition of a real-estate asset by a physical person or by a corporate structure such as a property management company.

  • financing of a construction or renovation project pertaining to a real-estate asset.

  • refinancing of one or more existing real-estate debts.

Moreover should you be in need of liquidity to finance your lifestyle or carry out additional investments, the bank can study your credit request and the possibility of using as collateral your property at its market value.

Through its real-estate financing offer, Societe Generale Private Banking provides a variety of solutions and structuring schemes that range from a medium-term bullet loan (repayment of the capital borrowed at maturity) to a longer-term partially or fully amortising loan (up to 20 years or more). We offer fixed or variable interest rates.

The support of the bank and its teams is essential for your real-estate project to go smoothly. Real-estate experts will be mandated to undertake an appraisal of the property that is the subject of the financing or guarantee, reassuring the bank but also the acquirer regarding the quality of the real-estate asset in question. The bank’s credit teams will ensure seamless communication and close ties with the various people involved in implementing this type of project, including solicitors and lawyers. Lastly, rigorous monitoring is undertaken by the bank within the framework of the financing of work on a real-estate asset and also throughout the life of the loan in order to monitor its value on the market. Indeed, as soon as the loans are enforced, an appraisal will have to be carried out in accordance with current legislation, on residential property but also on commercial property.
